At Key City Foundation Repair, we take pride in the work that we do. We will honor warranty requests in a timely manner and maintain a punctual dialogue. There is nothing worse than having to wait 6 months or more for a revisit regarding the previous work that was done to the home. With that said, here are the warranties we offer for each of our services:
Traditional concrete piers are backed by a limited lifetime warranty. There is not any charge within the first ten years of the warranty duration. Duration begins on the date that initial repairs were completed and paid for. Warranty is limited to workmanship and product durability. After 10 years, there is a nominal adjustment fee if the repair to the home has to be revisited. This warranty only covers portions of the home that are within an 8-foot range of any piers that were initially installed. Should any other parts of the home outside of the coverage area show signs of movement at some point after our repairs were made, additional piers in those areas may need to be added, with homeowners' approval, at full price.
Blended piers are backed by the same limited lifetime warranty as traditional concrete piers with regards to only one difference: Adjustment fees will not be assessed until 15 or more years has passed since the date of job completion and payment in full. This warranty only covers portions of the home that are within an 8-foot range of any piers that were initially installed. Should any other parts of the home outside of the coverage area show signs of movement at some point after our repairs were made, additional piers in those areas may need to be added, with homeowners' approval, at full price.
Should adjustments be needed for steel piers due to defects of materials or workmanship, there will be no adjustment fee. This warranty only covers portions of the home that are within an 8-foot range of any piers that were initially installed. Should any other parts of the home outside of the coverage area show signs of movement at some point after our repairs were made, additional piers in those areas may need to be added, with homeowners' approval, at full price.
Warranties for pier and beam cover workmanship and defects for a period of 3 years from the date that work was completed and paid for. After 3 years, there will be a nominal fee for adjustments. Pier and beams are subject to more movement than traditional concrete slab homes. It is of utmost importance to not allow any water to accumulate and pool underneath the structure. Limitation of Warranty, as stated below, apply to pier and beam in additions to the following limitations:
Improper amount of vents in stem wall / footing. The structure must be able to breath underneath so that buildups of moisture do not occur. In freezing conditions, these vents need to be able to close. There should be enough vents so that air has a way in, and a way out.
Additions that are not properly attached to the existing (original) structure will likely walk (move horizontally in addition to vertically)
Existence of a leak in cast iron sewer lines will void the warranty in all areas 8 feet outward from the leak. We will do our best to visually check for leaks when we do our evaluation but there may be leaks that are not visible to the eye. A plumber should test the lines for leaks prior to and after repairs are made.
Existence of wells / cisterns underneath or near the edge of the home will render the warranty for any area within 8 feet invalid. While it may be possible to stabilize those areas, it is not possible to determine their future integrity.
Existence of negative sloping towards the structure
All of our warranties cover workmanship and defects of material. Lifetime is the manufacturer's suggested lifespan of the materials in question. Please review the list of items below that will render the warranty for your repair invalid:
Failure to remit payment in full within 30 days of the work being complete.
Any addition to the home that was added after repairs were made without approval of a structural engineer and Key City Foundation Repair LLC. Additions increase the weight on load bearing areas of the home, thus stressing the piers that were previously installed. Always consult an engineer and Key City Foundation Repair before adding onto the structure. It may be possible to add piers in strategic areas before additions are made in order to prevent any failure of the existing piers.
If the structure is situated on a fault line or is affected by earthquakes.
Undermining of the soil / strata by means of slumping, erosion, creek beds, plumbing leaks, excavation, absence of gutters, etc.
Existence of negative grading towards the structure where there is not any means for water to be carried off to another lower point.
Any damages albeit intentional or accidental, wind damage, flooding, fire, or other natural disasters.
Natural erosion / decay of building materials used in the structure.
Installation of underground facilities or pools after the completion of repairs where the depth of the facility or pool exceeds the horizontal distance of facility / pool from the home / structure.
